Description of Department/Section/Units Responsibilities in the construction process in the City Of Mobile:
The Building Unit is responsible for the following: interpretation and enforcement of the International Building Code; interpretation and enforcement of the International Residential Code; interpretation and enforcement of FEMA regulations, as well as monitoring and reviewing documents submitted for permitting such as 50 % Rule Substantial Improvement documentation forms; reviewing flood elevation certificates for compliance with the City of Mobiles Floodplain Ordinance; providing enforcement for the City of Mobile Engineering Department ordinance violations, ie, land disturbance violations, and failure to obtain proper permits; providing enforcement for the Historic Development Department ordinance violations, ie, work in progress without proper permits or approvals; reviewing swimming pool permits and inspecting swimming pools for proper fences and self-locking gates, and proper set backs; plan reviews for proposed commercial and residential construction; meeting with Technical Review Committee to go over proposed, upcoming developments; meeting with architects and engineers to discuss code issues pertaining to review comments; assisting Central Permitting in everyday operations and issues; answering questions at the counter and on the telephone about code issues or problems; reviewing residential and commercial permits for compliance and signing Certificates of Occupancy when all requirements have been met; and reviewing and signing letters of inspection when a project has been completed.
